Details of proposed activity and types of consents: • The applicant is seeking a subdivision consent to subdivide the site to create three vacant residential lots (proposed Lots 1-3), with a jointly/commonly owned access lot (proposed Lot 4) to serve the residential lots. Minimum net site area of 600m² is not met, non-compliant site shape factors, subdivision involving indigenous vegetation scheduled in a Significant Ecological Areas Overlay not complying with standard E38.8.2.5. • The applicant is seeking a land use consent for all other activities, including the construction of an in-ground palisade wall to provide stable land for the proposed building platforms on proposed Lots 2 and 3. Earthworks associated with the construction of the in-ground palisade wall and the creation of proposed building platforms, will be undertaken within close proximity of the protected root zones of two existing Kauri trees. • Retrospective consent for the prior removal of 380m² of protected vegetation; and consent for the proposed removal of an additional 132m² of protected vegetation, within an identified Significant Ecological Area (identified as the SEA_T_4334 overlay). Overall, the proposal is a Non-complying activity.
