If you are buying, selling, or researching a property, it is important to understand the difference between a property file and a Land Information Memorandum (LIM) report. Each contains different types of information to help you make informed decisions.
Property file
A property file contains documents about a property that are not included in a Land Information Memorandum (LIM) report. It may include:
- building and resource consent documents
- correspondence with us regarding the property.
Important things to know
A property file does not replace a LIM report. We recommend ordering both for a comprehensive view of your property information.
The file only includes work we know about. If work was done without consent, it will not be in the property file.
A property file will not contain all regional consent documents from the former Auckland Regional Council (ARC). Many of these were never digitised or included in the property information.

Land Information Memorandum (LIM)
A LIM report provides a summary of information we hold about a property. It may include:
- safety placards (red, yellow or white) from rapid building assessments following an event where a state of emergency or designation is in place
- information on natural hazards such as erosion, subsidence or slippage, flooding of any type, or hazardous substances
- details of private and public stormwater and sewerage drains
- rates information, including any overdue rates
- building, plumbing/drainage, and resource planning consents
- notices, orders, or requisitions affecting the land or buildings
- special conditions, including NZ Historic Places Trust listings
- information received by us from another statutory organisation for any other act
- network utility information under the Building Act 1991 or 2004.
